Closing day for a seller is paperwork heavy but conceptually simple: sign the documents that transfer the property and settle the money. We meet sellers at home, at the title company, or wherever the closing is happening. The signing itself usually runs thirty to forty-five minutes when the package is ready.
A typical seller package includes:
— The deed transferring ownership to the buyer — The settlement statement or Closing Disclosure — Affidavits covering occupancy, liens, and repairs — Tax and utility prorations — Commission and disbursement agreements
The specific list comes from the title company. Their package is the source of truth.
A short checklist keeps the appointment moving:
— Current government-issued photo ID for every seller on title — House keys, garage remotes, mailbox keys, and owner manuals — Receipts for any final repairs the contract required — A checkbook if last-minute adjustments are expected
If a seller cannot be present, the title company has to authorize the alternative before the appointment.
We verify identification, walk through the document set page by page, complete signatures and initials, and coordinate scanbacks with the title company for funding. Wire instructions for net proceeds should already be in place with the title company — we do not handle the funds.
