    What happens during a loan signing appointment?

    The notary brings your complete loan package, walks you through each document, witnesses your signatures, and returns the package to the title company — usually in 60-90 minutes.

    A loan signing is more orderly than most people expect. We bring the complete package, walk through every document with you, and witness your signatures. Nothing gets signed until you understand what it is.

    Before the Appointment

    Once title or the lender sends the package, we print, prep, and confirm timing with you. A short call covers everything we need to know:

    • Where to meet — home, office, or another location that works for you
    • Who will be signing and whether all parties can be present together
    • A government-issued photo ID for each signer with names matching the loan documents exactly

    If a name or address discrepancy turns up, tell us. We'll flag it to your title contact before the appointment so the signing isn't delayed.

    At the Table

    Most appointments take 60 to 90 minutes for a purchase and 45 to 60 for a refinance. We work in a clear, predictable sequence:

    • Review the Closing Disclosure or settlement statement first
    • Walk through the Note, the Mortgage or Deed of Trust, and the riders
    • Sign the supporting affidavits, certifications, and disclosures
    • Complete the notarial certificates last

    You're encouraged to ask questions about what each document is. We can describe the document's purpose; we can't interpret loan terms, change numbers, or give legal or financial advice. If something needs a lender or attorney answer, we'll pause and contact them with you.

    After You Sign

    Once everything is complete, we organize the package in the order title or the lender requires, scan back what they need, and ship the originals. You'll typically have a copy of the package for your records before we leave.
