Scanbacks are the bridge between the signing table and funding. The lender and title company need clean copies in hand before they release money. We treat the scanback as part of the signing — it goes out as soon as the package is complete, not after we drive home.
The rhythm rarely changes for a standard purchase or refinance:
— Immediately at the table: quality check and initial scan to confirm legibility — Within two to four hours: full scanback delivered to the lender and title company — Same or next business day: lender review and funding approval — One to three business days: recording with the county and final funding release
Closings late in the day or on Fridays naturally shift downstream steps.
A few variables move the schedule:
— Loan type and the lender's internal review queue — County recorder schedules and recording cutoffs — Holiday and weekend timing — Any document corrections discovered during review
A clean signing — no missing initials, no skipped pages, no wrong dates — is the single biggest factor we control.
We coordinate directly with the title company and lender to meet funding deadlines. Scanbacks are uploaded to the specified portal or sent to the specified email the same day. The original package is shipped per the closing instructions.
