    What are the most common errors in Ohio refinance and HELOC signings?

    The five most common errors are: signing on the wrong date, missing initials on required pages, signing before the 3-day NORTC rescission window closes, ID name mismatches, and incomplete notary certificates. A professional signing agent catches all of these.

    Refinance and HELOC signings have a small set of high-cost errors that come up again and again. A professional signing agent catches these before they become problems — that is the job. Knowing the list ahead of time means there's nothing to fix later.

    Wrong Signing Date

    Loan documents are date-sensitive. The Note, the Closing Disclosure, and the NORTC all reference specific dates, and the date you sign has to match what was prepared. We confirm the date on every document before you sign — but if you've been asked to date anything in advance, stop and call your title contact first.

    Missing Initials

    Not every page needs an initial, but the pages that do absolutely need them. The most common offenders:

    • Bottom-of-page initials on the Note
    • Initials on rider pages and disclosure addenda
    • Borrower initials acknowledging the Closing Disclosure
    • Initials on legal-description continuation pages

    A clean signing agent flags each required page in order. A missed initial is one of the top reasons title sends a package back.

    NORTC Timing

    For most refinances on a primary residence, the Notice of Right to Cancel gives borrowers three business days to rescind. Loan funds cannot disburse until that window closes. Signing the wrong date on the NORTC — or treating it as optional — delays funding and can invalidate the disclosure.

    ID Name Mismatches

    If the name on the ID doesn't match the name on the loan exactly, the signing has to be paused. Common mismatches:

    • A married name on the loan, maiden name on the ID (or vice versa)
    • Suffixes (Jr., Sr.) on one and not the other
    • Missing middle initials or middle names

    This is a lender fix, not a signing-table fix. We catch it on arrival and call your title contact so it can be resolved before pen touches paper.

    Incomplete Notary Certificates

    Every notarial certificate has to be fully completed — venue, date, signer name, capacity, notary signature and seal. A blank field is a rejected package. This is exactly what an experienced signing agent is paid to prevent.
