    Buyer/Seller Packages: What to Expect

    A simple checklist for Ohio buyer/seller loan signings—IDs, timing, scanbacks, and common pitfalls so closing day runs smoothly.

    Most Ohio loan signings go smoothly when both parties have valid ID and the package is complete. A short checklist before closing day keeps everything moving — and avoids the small issues that delay funding.

    For Every Signer

    A few essentials apply whether you're buying, selling, refinancing, or signing a HELOC:

    • Current, unexpired government-issued photo ID
    • Name on the ID matches the name on the loan documents exactly
    • A second form of ID if your title company requires it (passport, work ID, etc.)
    • Personal check or wire confirmation for any cash-to-close amount

    If any of these aren't right, call your title contact before the appointment — not the day of.

    For Buyers

    Buyer packages are larger and the appointment runs longer. Plan for 60 to 90 minutes and bring:

    • Proof of homeowner's insurance (the declaration page is fine)
    • Cashier's check or wire confirmation for closing funds
    • Both spouses present if both are on the loan
    • A little patience for the closing disclosure walk-through — it's the most important page

    For Sellers

    Seller signings are shorter, usually 30 to 45 minutes. The items that matter most:

    • ID matching the deed and title exactly
    • Wire instructions submitted to title in advance
    • Spouse present if Ohio dower rights apply to the property
    • HOA, utility, and tax payoff information if title requested it

    Timing Matters

    For refinances and HELOCs, the three-day NORTC rescission window means funding waits until that period closes. For purchases, recording typically happens the same or next business day. We coordinate with your title contact on the scanback and return-shipment timing so nothing stalls on our end.
